Your roof is one of the most important and most expensive parts of your home. It protects everything underneath it, and when it fails, the damage rarely stays on the roof. Leaks can lead to rotted framing, stained ceilings, mold, and costly repairs inside the house.
Because most people never go up on their roof, problems can develop for years without anyone noticing. A professional roof inspection shows you the condition of the roof before a small issue becomes a big one.
How we inspect your roof
At New York Home Inspections, we use two methods to get the most complete view of your roof.
Walking the roof when it’s accessible
When it’s safe to do so, our inspector walks the roof surface. This lets us get a close, hands-on look at the roofing material, check for soft spots, and examine flashing, vents, and other details up close.
Drone inspection
Some roofs are too steep, too high, too fragile, or too wet or icy to walk safely. In those cases, we use a drone to capture detailed, high-resolution images from above. A drone lets us see areas that can’t be seen from a ladder or the ground, including hard-to-reach sections of the roof, chimneys, and valleys.
Using both methods means you get a thorough evaluation of the roof, whatever its height, pitch, or condition. The drone photos also give you a clear visual record in your report.
What we look for
During a roof inspection, we evaluate:
- Roofing material: missing, cracked, curled, or worn shingles, and damaged flat-roof membranes
- Flashing: gaps or damage around chimneys, skylights, vents, and walls, where many leaks begin
- Signs of leaks: stains, sagging, or soft areas that point to water getting in
- Gutters and drainage: clogged or damaged gutters and downspouts, and ponding water on flat roofs
- Chimneys: cracked masonry, damaged crowns, and loose or missing caps
- Overall wear: the general condition of the roof and signs that it’s nearing the end of its life
Why it matters when buying or selling
For buyers, a roof inspection helps you avoid inheriting an expensive replacement. If the roof needs work, you can negotiate repairs or a credit before closing, or plan for the cost ahead of time.
For sellers, knowing the roof’s condition before you list helps you avoid surprises during the buyer’s inspection and price your home with confidence.
For homeowners, a periodic roof inspection helps catch minor damage early, before it leads to leaks and interior repairs.
Why it matters in New York
New York roofs face tough conditions. Freeze-thaw cycles can crack roofing materials and loosen flashing. Heavy snow and ice dams can force water under shingles. Summer storms and strong winds can lift or tear roofing. Many homes in the area also have flat or low-slope roofs, where ponding water and worn membranes are common problems. A roof inspection after a hard winter or a major storm can catch damage early.
Protect Your Home From the Top Down
A roof inspection is a small investment compared to the cost of a new roof or repairing water damage inside your home. By combining an on-roof walk with drone imaging, we give you a clear, complete picture of your roof’s condition.
